The
Lakelands is a prestigious development which was completed in three
phases between 1983 and 1988. It was constructed by the Rockliffe group
of companies, a well known local firm which built a number of high Class
developments in the Lake District.
The Lakelands
sold out very quickly, due to the exceptionally high standard of the
apartments and the unique position, overlooking Ambleside with
unspoilt views of the surrounding Lakeland countryside.
In addition,
The Lakelands is very close to an excellent selection of shops, restaurants
and friendly inns and is only a short drive away
from
the beautiful lake, waters, tarns, fells and the many attractions
in the area.
The apartments are well equipped and have either a
patio or balcony with garden furniture overlooking Ambleside and the
fells
beyond.
Each apartment has its own car parking space and there
are several additional spaces on site for the use of visitors. Owners
have
the benefit of all
year round access to the excellent Leisure Centre at the The Lakelands
comprising a swimming pool, jacuzzi, solarium, sauna and steam
room facilities.
Phase I
Comprises eight apartments in two layouts and incorporates traditional
exterior and interior designs to an extremely high specification.
Phase II
Comprises the Leisure Centre and five apartments. Three of these
are penthouse apartments which have especially fine outlooks
and beautiful
terraces, from which to admire the view.
Phase III
Comprises seventeen apartments, three of which Constitute part
of the timeshare resort. The remaining fourteen apartments
are privately
owned,
but have access to the Leisure Centre through a costsharing
agreement.
Freehold of the Apartments
The freehold of Phase I and Phase II is held in trust by
HSBC (formerly Midland Bank) on behalf of The Lakelands
Owners Club,
whose members
own the timeshare weeks at the resort.
The freehold of
Phase III is held by Ambleside Overview Ltd. - a private company
established for the specific purpose
of managing the Phase
III building.
The three timeshare apartments in this building have long
term leases which are held in trust by HSBC (formerly Midland
Bank)
on behalf
of The Lakelands Owners Club.
Holiday Certificates
The owner of each timeshare week holds a legally binding
Holiday Certificate which entitles the registered holder
to occupy
the apartment to which
it relates for the relevant week in each calendar year
until 31 December 2066 .
The Holiday Certificates are issued on behalf of the
Club by our Solicitors and the Register of Owners is
maintained
at
the Clubs
office. Owners
of holiday certificates must be registered as members
of the Club. Anyone who does not own a holiday certificate
cannot be a member
of the Club.
Manaqement Arrangements
Responsibility for management of the timeshare resort
is vested in The Lakelands Owners Club which works
within a clearly established
legal
framework as defined in the Constitution.
The management
of the business and affairs of the Club, including the annual setting
of management charges
is undertaken by
a Committee of
five members elected from among the club members.
Day
to day management of the resort is the responsibility of the Resort
General Manager, supported by an experienced
and
capable team of maintenance,
administrative and domestic staff.
The Resort General
Manager is accountable to the Chairman of the Club and we are fortunate
to have an experienced
manager who, with
the support
of the Committee, has maintained our high standards
over the
years. Management Charqes
Owners contribute to the costs incurred by the Club
in proportion to the number of Holiday Certificates
held.
The annual management charges consist of:
- a management fee
- a contribution
towards the replacement of furniture and equipment
- a share of the business rates
and value added tax
The management fee includes
all cleaning and maintenance costs, a share of
leisure centre costs and administration.
The management charge varies in accordance with
the size of the apartment.
A recent survey of timeshare
management charges in British resorts has shown
that charges at The Lakelands
are amongst
the lowest
in the country.
Our charges are 25&per: - 40% lower than other
resorts in the Lake District.
